The TKE house at NDSU has reached its end of serviceable life. Having served our Fraternity since our forming on NDSU's campus in 1955, the TKE house has grown and morphed with the chapter over the decades. However, the issues that abound are no longer fixable. With items from the original construction such as electrical systems, plumbing, and a boiler coupled with the lack of fire suppression and cooling, it is time for the TKE house to be born anew and become a Fraternity house made for today's Fraternity man.
Our goal is to raise $2.5 million dollars in pledges from our brotherhood. The construction cost is estimated at $3.25M which will leave the future active chapter with a manageable mortgage. Never in Delta-Psi's 66 years have we launched a campaign like this and it is imperative we succeed.
The pledges will be used directly for the new house costs. These costs include architectural efforts to design the new house, fundraising expenses, legal expenses, financing expenses, construction expenses, and furnishings for the new chapter house.
As of March 1, 2022 we have $2,000,000 pledged by 130 Fraters.
We are just $500,000 from reaching our goal and we know there are at least another 130 Fraters who believe in the TKE Fraternity and want to support the legacy we have built. Please make your pledge today!
The campaign has raised $2,000,000 in pledges as of April 1, 2022. We are $500,000 from our goal and we need more Alumni to step up and assist with whatever amount they can to support the project! Every donation moves us forward.
We have chosen TreanorHL as the architect https://www.treanorhl.com/design/greek-life We have also chosen Fargo-based Olaf Anderson to act as General Contractor and most of the subcontractors are local as well.
The house will be torn down in May and June 2022. Construction will begin immediately after and is anticipated to take 12 months to finish.
We will open the new house in time for the fall semester of 2023! Please be sure to mark the weekend of October 14, 2023 on your calendar to attend the NDSU Homecoming and TKE events including tours of the new facility!
The Board of Advisor’s acting on behalf of the TKE housing corporation has been working with Gate City Bank. The housing corporation will take a construction loan out to pay for the construction. The need for a construction loan is because the groundbreaking will occur prior to all pledges being received as pledges can be made over a five-year horizon. Additional pledge commitments received will be used to pay down the balance of the mortgage with a refinance after the donations are complete to lower the monthly commitment for the active chapter.
The housing corporation will be the responsible party on the mortgage, using the property as collateral. This prevents any member from utilizing their own personal credit to secure the mortgage. The active chapter pays rent today and in the future to the housing corporation. The housing corporation ensures taxes, insurance and utilities are paid for through this revenue. Going forward, the mortgage will be another expense for the housing corporation to account for.
Yes, the Board is committed to keeping the rent competitive with new properties around NDSU. This will result in an increase in rent from current to support the new property, but this is to be expected with a new property. The intent is to keep it in line with what NDSU students pay for the high-rise dormitory today.
Yes, the Board has run a pro-forma of rent revenue as compared to expenses. Keeping the mortgage at a serviceable level as planned with the project and fundraising goal allows the Brothers to live in the house without saddling them with excessive monthly rent charges.
The house is designed to sleep 25 members. This was determined based on an active chapter size of 50 members as the goal for the active chapter. This would allow 50% of all members to reside in the house which is a standard recommendation from firms involved in chapter housing.
With $2,000,000 pledged already, the project will continue. The Board will continue to work with the architect, general contractor, and bank to ensure expenses are kept in check with the anticipated funding level.
All Delta Psi brothers for whom we have a good mailing address received the Campaign Brochure packet. There are additional brothers that may not have received it because we don’t have a valid mailing address for them. If you know of a brother that has not received campaign communications, please provide us an update of their mailing address, phone number, and e-mail address so that we can make sure they receive future communications.
The new chapter house will be built on the existing property. Externally a new walkway up to the chapter house will invite guests from 14th Street to our front porch. The back porch provides a comfortable place for members to enjoy the fenced in back yard.
The main floor will be the hub of activity, offering a living room for watching the big game with an open floor plan to the games room. Additionally, a dining room for 45 and a professional-grade kitchen allows for chapter meals with easy access to main floor bathrooms. A president's suite is also available on the first floor.
The upstairs will be the main living quarters, with capacity for 24 members in a range of single, double, and triple rooms. A TV lounge on the north side of the property will provide another option for gathering together. A separate guest and handicap accessible bath compliments the main bath.
The basement will contain the chapter meeting space with space to store the chairs and ritual equipment. Multiple study rooms will be built out to meet the group project work today's college student experiences. The basement will also provide laundry conveniently located by the elevator.
The main floor brother's lounge will be the place for gathering! Seating around a fireplace with a mounted TV above will provide options for social settings or watching the big game. Open-air views into the billiards room will keep everyone feeling together.
The chapter meeting room will provide space for meeting with many traditions weaved throughout the room. The room will be highlighted by a window adorned with TKE symbolism and providing natural light to the basement
